4 Ways to Get the Best Price for Your Home

Be flexible, give something extra, and more.

1. Price fairly for the market: Real estate agentes are there to help you. Work closely with them to determine a fair sales price to sell the home based on the current market. It is important to price your home to fit the current local market conditions and you must remember other homes for sale in your neighborhood are your competition.  A great strategy is to price your house just under the market price.  A house that I just listed sold in only a few days with multiple offers.  The final price was a considerable amount over the asking price.   

2. Keep your home clean at all times: De-cluttered and organized homes sell faster! Take the time to organize the pantry and your closet. A potential buyer wants to see everything in the house. Make sure beds are always made; the laundry room is cleared of dirty laundry and the garage is nice and clean as well. Taking a few hours to organize your home and debunk it of clutter. Also, for the initial cleaning of your home, hiring a professional cleaning service is essential.  You never know when a potential buyer will stop by to se your home, so it is safe to say to keep it tidy and organized at all times during the selling process.

3. Give your buyer something extra: Maybe they really like the painting or chandelier hanging in your house, if it is not sentimental and it means making a buyer happy, give it to them. Aside from presenting a beautiful home with all the best gadgets, updates and features, simply providing your buyers with a little "extra perk" will make them feel as if they are getting a great deal when purchasing your home. Think of it as a gift with purchase! Maybe your flat screen TV is built into your entertainment unit, if you part with the cost of your TV and sell you house at top dollar, you didn’t lose in the end.

4. Be flexible and accommodating: Selling your home is no doubt one of the most stressful times, and that includes being able leave your house at the drop of a hat if a potential buyer wants to see it.  If someone wants to see your home at 8 p.m, after you just had a long stressful work day, just do it. The more interest generated, the more times someone views your home is linked to more potential buyers.
